Walsh Ranch Hires Good Fulton & Farrell
to Plan for Commercial Growth


Fort Worth: With construction of Fort Worth water and sewer lines in Walsh Ranch nearing completion, Walsh officials have announced the selection of an architectural firm to address the first phase of commercial development in the premier 7300+ acre master-planned community.

Good Fulton & Farrell has been selected to lead a comprehensive planning effort for the early development of key commercial tracts on Walsh Ranch, located in west Fort Worth on the Tarrant County/Parker County line.

Major areas targeted for detailed study include large parcels of land at the Northeast corner of Interstate 20 and FM 1187 (Farmer Road) and the acreage straddling the future Walsh Ranch Parkway at both Interstate 20 and Interstate 30. Good Fulton & Farrell will assess the physical site attributes necessary to attract and accommodate commercial and institutional users.

Master plans will establish locations and proper acreages for users such as: banks and other financial institutions, town center/lifestyle center retail, grocery anchored retail, entertainment, restaurant clusters, pad site (hotel, gas, fast food, etc.), medical office and primary care centers, corporate offices and churches. Once the master plans are complete, Good Fulton & Farrell will develop a plan to establish landscape setbacks, cross access easements, signage standards and view corridors, ensuring early sales enhance the long- term potential of the overall property.

“It is our intention to make Walsh Ranch the finest master- planned community in the southwest,” stated Malcolm Louden, President of Walsh Holdings, “and we are fortunate to have owned the land for over 60 years. We are under no pressure to do things quickly; we will invest the time and resources necessary to do things right.”

According to Louden, the property is limited purpose annexed and the entire ranch is completely zoned. “It is very unusual to have a property of this size completely zoned and ready for development,” said Louden. Our zoning restrictions (Walsh Restrictions and Standards) are more restrictive than those of the City of Fort Worth.”

“There will be multiple communities within the ranch,” said Louden “and to insure quality, Walsh Restrictions and Standards will extend well beyond price and size of homes. Roads and roadways will be wider and there will be substantially more open space.”

Plans for Walsh Ranch include approximately 2387 acres of open space and parks, 3200 acres of residential, 415 acres of business/employment, 86 acres for Town Center/Mixed use, 145 acres of retail, 155 acres for two Middle schools and nine elementary schools, 420 acres of multiple uses, 60 acres of public uses/library/police/fire/ and 310 acres for roads and roadways.

We understand the resulting physical and economic impact our recommendations will have on the future of Walsh Ranch.”

Good Fulton & Farrell is the Design Architect for Park Lane in Dallas, Raymond Nasher’s 33-acre NorthPark East property located directly across Central Expressway from his extremely successful NorthPark Center and adjacent to the DART Park Lane light rail station. The firm has also participated in strategic land use planning for the Alliance and Circle T Ranch Properties for Hillwood, as well as master planning for Victory in Dallas.
